- The above-mentioned prices apply for 2 or 4 persons per day and apartment, for a stay of 7 days or longer. Otherwise, we charge an extra fee of 30%. We prefer Saturday as the arrival and departure day.
- We charge €20 per day for each additional person.
- The resort tax (local tax) is added to the total price. It amounts to €2.50 per day and person (from 14 years). The tax is collected on site.

Luxury farm in a marvellous location
- Feel-good farm with alpine sauna, natural pond, and Kneipp facility
- Large lawn for sunbathing in absolute tranquillity and a striking view of Mount Schlern
- Lively farm with many animals: chickens, rabbits, cats, calves, horses, pigs, goats (petting zoo!)
- Natural warmth in winter – we use wood for heating. In summer, hot water is produced using solar panels
- BBQ area for guests
- Private parking, garage, and ski room
- Non-smoking house/apartments
- Since our apartments are brand new and out of consideration for our other guests, we no longer allow dogs on our farm
Guest Card & Mobility
- South Tyrol Guest Pass – Mobilcard for free use of most public transport and trains. All card services
- The cable car Seis-Seiser Alm is just 5 minutes away (by car)
- Shuttle bus to the cable car (bus stop Telfen can be reached in 5 minutes on foot)
- Many hikes and e-bike tours are available starting from the farm
Breakfast & Farm Products
- Breakfast for house guests: €22, for children up to 8 years €12, children up to 3 years free
- Fresh bread delivery service (please order the day before) | Breakfast basket: 16 €
- From our own production: eggs, aromatic herb salt, homemade jams, and syrups
- Herb garden with 10-15 different aromatic herbs. Guests are allowed to pick herbs for their homemade dishes
Toddler Equipment & Service
- Full baby equipment including highchair and cot available free of charge (upon request)
- Playground with many options for children
- Books and board games are available
- Laundry facilities: 1 free washing | further washing cycles: 10 € per cycle
- The costs of the final cleaning are included in the price
Price conditions
Booking
Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be reimbursed.
In the event of late arrival or early departure the apartment will be paid in full for the whole reserved period.
Payment is made according to the guest’s wishes.
Arrival and departure
Arrival: On arrival day, we expect you starting from 14 clock. In case of a delay, we look forward to receiving a message from you.
Departure: On departure day, please leave your accommodations not later than 10 clock.
Cancellation
Cancellation conditions according to Art. 1382 Civil Code. According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):
- The deposit is non refundable in case of cancellation.
- You can cancel up to 3 months before your set arrival date.
- If you cancel between 3 months and 4 weeks before your set arrival date we will charge you 3 days of your holiday.
- If you cancel within the 4 weeks directly before your set arrival date, then 70% of the booking will be charged.
To save costs, we recommend that you protect yourself and close a cancellation insurance. Please inform us in advance if you are unable to take your holiday.

Cancellation insurance
We are looking forward to your visit. However, we recommend that together with the booking of your stay you close a “Cancellation Insurance”.
